Project Overview

3,000 sq ft basement office space in Sangareddy, converted from a storage basement. The space had been in commercial use for two years but suffered chronic dampness from wall and floor slab moisture ingress. Two previous waterproofing attempts using interior paint sealers had failed within months each.

Diagnosis

The site inspection identified three distinct moisture sources: lateral ingress through the perimeter walls from surrounding soil; capillary rise through the floor slab from a shallow water table; and one active seepage point at a construction joint on the north wall.

Paint sealers fail on basement walls because they cannot withstand hydrostatic pressure from outside. The water simply finds a path around the sealed surface. The correct approach requires treating the external face where possible and using a system that bonds to the substrate and resists pressure from behind.

Method and Execution

External treatment was applied where access was available along the north and east walls: excavation to expose the wall below grade, application of a cementitious crystalline waterproofing slurry to the external face, and backfill with drainage aggregate.

Internal treatment was applied to all four walls and the floor slab using a two-coat SBR-modified cementitious system applied with a scrubbing action to maximise penetration into the substrate. The active seepage joint on the north wall was treated with hydraulic cement to arrest flow before the membrane coats.

A drainage channel and sump pit with a mechanical pump were installed at the low point of the floor to manage any residual water movement during extreme weather.

Post-Handover

5-year warranty issued. The space has remained dry through two monsoon seasons. The pump has not been required to activate.
