The client had already paid once. A local applicator had been hired the previous year to waterproof the 2,400 sq ft terrace of their house in Sangareddy. The job was completed before the monsoon. By August, three rooms on the top floor had active leaks. The applicator was unreachable.
When Subhash visited the site, the diagnosis took twenty minutes. The previous contractor had applied a thin polymer slurry coat directly over a surface that had not been prepared. There was no crack filling, no curing compound on old hairline cracks, and the parapet junction treatment had been skipped entirely. Water had been entering through the parapet corners and tracking horizontally under the slurry layer before it dropped through the slab.
The old application had to be stripped. Grinding and removal took two days. What came off confirmed the diagnosis: no primer, no reinforcement at the joints, uneven coat thickness. The substrate underneath had two hairline cracks that had not been addressed.
The repair process followed a fixed sequence. Hairline cracks were routed, cleaned, and filled with polyurethane sealant. The parapet and floor junction was treated with a flexible polyurethane foam fillet before any membrane was applied. A single-component SBR-modified cementitious membrane was then applied in two coats with a non-woven glass fibre mat embedded in the first coat at all joints and wall junctions. The parapet waterproofing extended 300 mm up the vertical face and returned over the top.
Protection screed was then laid before the client's floor tile contractor returned to re-lay the terrace tiles.
The house has since gone through two full monsoon seasons, including one particularly heavy August. The top floor rooms are dry. A 5-year written warranty was issued on company letterhead at handover.
This job is documented because it represents a pattern the team sees frequently across Sangareddy and the wider district: a failed waterproofing job that was underpriced, under-prepared, and left the property owner with no recourse. The cost of the re-work was substantially higher than a correctly executed first job would have been.
